Their Challenge
You won't find an area hotter or growing faster than East Austin's Mueller neighborhood. Which also means there will be plenty of properties competing to make the sale. While they were in the final stages of construction, Mueller Properties had little in the way of brand assets or equity; just great condos in a fantastic neighborhood. We were tasked with getting people to schedule a tour, a critical first step towards making the sale.
Our Solution
We would rely on Google and Meta to spread the word for us. For Google, we were solely interested in building awareness. For Meta, we started by building awareness, but then switched to retargeting to encourage clicks and conversions. And while some brands may spend some time achieving these goals, we had to do it in a matter of weeks. For our target, we reached out to investors, graduate college students, and parents of potential undergrad students. Why the emphasis on students and their parents? Mueller Properties are just a short drive from the University of Texas.
Results
After the first month of raising brand awareness, we enjoyed a modest second month of conversions. Over the next two months, however, that number would more than quadruple. And it wasn't just conversions. Throughout that time, we also saw a sharp increase in click-thru rates, while our cost per conversion, cost per 1000 impressions, and cost per click all dropped, We acheived this by retargeting web visitors from our Google campaigns and targeting our demographic groups. It felt good to be the hot spot in a very hot spot.
